LIC Six-Story Hotel Project

Demerara Engineering, PLLC is the structural engineer of record for a new hotel project. The project consists of:


  • Reinforced concrete flat plate hotel


The work was finished in March 2021.

Six-Story Mixed-Use Building on Graham Avenue in Brooklyn, NY

Demerara Engineering, PLLC was retained to perform a structural engineering design of a six-story mixed-used facility. The space includes:


  • Commercial space on the first floor
  • Community facilities on the second floor
  • Residential apartments on the third through sixth floors


Construction has been completed and is awaiting issuance of the Certificate of Occupancy.

Four-Story Residential Building in Greenpoint, Brooklyn, NY

At Demerara Engineering, PLLC, we completed the structural engineering design of this building as follows:


  • An existing two-story residential house upgraded to a four-story, six-unit apartment building with a deepened cellar level
  • Property required the use of drilled pile for resistance to the new loads developed from the vertical extension

LeGree Baptist Church in Bronx, NY

As the structural engineer of record, Demerara Engineering, PLLC helped convert this building into a church. The layout includes:


  • New 34-foot clear-span and sloped-floor sanctuary for 50% of the first floor
  • Retail rental spaces occupying the balance of the first floor
  • Fellowship hall and church offices on the second floor
  • Office space for rent on the third floor
  • New green roof supported by structural steel with a playground for children
  • Two new elevators
  • Two new stairwells

Brownsville, Brooklyn, NY NYC HPD Neighborhood Infill Housing Program- NIHOP

Demerara Engineering, PLLC was retained by the Project Developer, BDCL, Inc., to perform a full range of structural and foundation engineering design, construction administration and Special Inspection services on this Brownsville, Brooklyn, NY located affordable housing project. The buildings were designed with light gauge steel framed loadbearing walls, joist rite supported cement board floors, and helical pile foundations, to limit excavation and disposal of Urban Fill subsoil at the sites, and potential unnecessarily deep foundation to matching adjacent building footings, when basements/cellars are not required for our buildings.

Addition of Elevator and Stair Well for the Provision of Access for the Elderly and Disabled Convent Avenue Baptist Church Convent Avenue, NY



This project involved the constructed of a vertical circulation core consisting of an elevator with 3 stops and a stairwell from cellar to roof. This building is a landmarked structure and thus required a significant amount of special attention to satisfy the requirement of the New York City Landmarks Preservation Commission.

A hallmark of RDC’s partnership is Ocean Bay, a 24-building, 1,395-unit development in Far Rockaway, Queens. It was NYCHA’s first Rental Assistance Demonstration (RAD) project, and the largest single-site RAD transaction in the country. Neglected due to federal divestment in public housing and devastated by Superstorm Sandy, Ocean Bay was in need of critical repairs from individual apartment units, common areas, and utility infrastructure.


Demerara Engineering, PLLC served as the Structural Engineer of Record for the design of Hurricane Sandy, Boiler room replacement for the Ocean Bay Apartment Complex located in Far Rockaway, New York. Boiler rooms were created in a package unit and were located on the roofs of 24 Mid-Rise residential buildings owned by NYCHA but at the time of the project, were in the process of being taken over by private developers.

All Work was performed for the Demolition/Temporary Shoring Sub-Conbtractor Fensome Builders, Inc. and the Construction Manager Gilbane.

Baptist Church

St Anns Avenue, Bronx, NY

Demerara Engineering, PLLC served as the Structural Engineer of Record – for Adaptive reuse project for the conversion of an abandoned warehouse into a mixed-use building with a church sanctuary and retail spaces on the first floor, church offices on the 2nd floor and rental offices on the third floor. A new green roof was developed which required reinforcement of the existing structural steel beams and columns. Project Cost: $12.25M

  • General Structural Design for Adaptive Reuse 
  • Structural rehab and upgrade of building structure
